(Photos by Low Yen Yeing\/The Edge)<\/em><\/figcaption><\/figure>\n\n\n\n<p><strong>SELANGOR <\/strong>(Nov 28): Glomac Bhd (KL:GLOMAC) on Thursday officially launched Serai @ SBCR, the latest precinct in its 1,200-acre\u00a0<a rel=\"noreferrer noopener\" href=\"https:\/\/www.edgeprop.my\/buy\/selangor\/sungai-buloh\/bandar-saujana-utama\/all-residential\/417943?page=1&amp;poi_lat=3.206441&amp;poi_lon=101.4772587&amp;searchedLabel=Bandar%20Saujana%20Utama\" target=\"_blank\">Bandar Saujana Utama<\/a>\u00a0master plan in\u00a0<a rel=\"noreferrer noopener\" href=\"https:\/\/www.edgeprop.my\/buy\/selangor\/sungai-buloh\/all-residential?page=1&amp;searchedLabel=Sungai%20Buloh\" target=\"_blank\">Sungai Buloh<\/a>,\u00a0<a rel=\"noreferrer noopener\" href=\"https:\/\/www.edgeprop.my\/buy\/selangor\/all-residential?page=1\" target=\"_blank\">Selangor<\/a>. The new precinct has a gross development value (GDV) of RM353 million.<\/p>\n\n\n\n<p>To be launched and developed over four phases, Serai @ SBCR is an individual-titled residential development sitting on a 64-acre leasehold tract. It offers a total of 374 double-storey terraced houses, two commercial plots and apartments under affordable housing schemes.<\/p>\n\n\n\n<p>The first phase, Serai One, consists of 112 units with land sizes of 20ft by 70ft and 22ft by 70ft, and built-ups from 1,400 to 1,829 sq ft. The selling price is starting from RM620,000. The phase has a GDV of RM78.6 million.<\/p>\n\n\n\n<p>\u201cWe have opened Serai One for preview since four months ago and the response has been encouraging. Some 90% of the units have been taken up and the dropout rate is low at about 15%. It showed that the market here for landed homes like Serai is going very strong. We are very optimistic on the sale,\u201d said Glomac chief operating officer &#8211; operations Zulkifly Garib in the official launch ceremony held on Thursday in the sales gallery.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img src=\"https:\/\/media.edgeprop.my\/s3fs-public\/editorial\/my\/2024\/Noveember\/28\/GlomacSerai2.jpeg\" alt=\"\" title=\"Serai @ SBCR consists of 374 double-storey terraced houses.\"\/><figcaption>Serai @ SBCR consists of 374 double-storey terraced houses.<\/figcaption><\/figure>\n\n\n\n<p>He is looking to open the second phase for sale in April 2025. \u201cThe second phase will have 96 units with the majority of them being 22ft by 70ft. We will open them for sale once Serai One is fully sold, which we estimated to achieve in the next several months.\u201d<\/p>\n\n\n\n<p>Serai @ SBCR boosts a 6.6-acre lake park with common facilities such as a multipurpose court, jogging track, bicycle track, children\u2019s playground, reflexology area, open lawn for picnic and gazebo viewing deck.<\/p>\n\n\n\n<p>The precinct also has two commercial lots (0.6 acre and three acres), both of which have been sold to individual buyers for commercial asset planning. It also has two reserved parcels for affordable housing projects planning, the details of which will be announced in due course. The entire precinct will take the next six to 10 years to complete, depending on the market condition.<\/p>\n\n\n\n<p>With the official launch of Serai @ SBCR, Glomac is a step closer to completing the RM3 billion&nbsp;<a href=\"https:\/\/www.edgeprop.my\/buy\/selangor\/sungai-buloh\/bandar-saujana-utama\/all-residential\/417943?page=1&amp;poi_lat=3.206441&amp;poi_lon=101.4772587&amp;searchedLabel=Bandar%20Saujana%20Utama\" target=\"_blank\" rel=\"noreferrer noopener\">Bandar Saujana Utama<\/a>&nbsp;master plan, which was first launched in 1997.<\/p>\n\n\n\n<p>\u201cWe have about 120 acres of undeveloped land bank here in&nbsp;<a href=\"https:\/\/www.edgeprop.my\/buy\/selangor\/sungai-buloh\/bandar-saujana-utama\/all-residential\/417943?page=1&amp;poi_lat=3.206441&amp;poi_lon=101.4772587&amp;searchedLabel=Bandar%20Saujana%20Utama\" target=\"_blank\" rel=\"noreferrer noopener\">Bandar Saujana Utama<\/a>. With the official launch of Serai today, we have about 60 acres left now, most of them are pocket lands here and there.
